We stayed two weeks in this wonderful villa, which provided all the luxury we needed (and more!). We especially enjoyed the beautiful view and the pool, which is refreshing, clean and fun, as we even had good music and a refrigerator there. Except for some dogs barking once in a while (which can be annoying during the night), it is a very peaceful and quiet environment.
With a supermarket in Fiorentino, plenty of restaurants in San Marino and entertainment (beach and amusement/waterparks) at ~45-60 min drive to Rimini and Ravenna), we had everything we needed. You do need a car and be willing to drive up and down hills, but you will get beautiful views and a quiet environment in return.
All in all a great holiday! Thanks also to Luca, who was very nice and always responded very quickly to e-mail or text messages. P.s. we enjoyed your wine suggestion.
Nice and complete villa overlooking green area and San Marino.
House is on the top of a mountain ( curvy road up/down ) so it takes some time to reach supermarket etc.
A car is essential for staying here .
Driving distances Rimini about 45 minutes and Cattolica 55 minutes.
Downside: the swarms of flies in and around the house.
Air-conditioning (first floor) at 120 euros per watt and WiFi 30 euros p.w.

We spent seven wonderful 2 weeks in this domicile. Fantastic, quiet location. The house is equipped with everything you need. Ideal for a relaxed holiday. The landlord (Luca) is very nice and helpful and immediately on the spot if something is wrong. The house and grounds are big enough to avoid each other. Ideal for dog lovers, the huge property is completely fenced. We can recommend it at any time and would like to thank you again for this great holiday.
Wir haben zu siebt wunderschöne 2 Wochen in diesem Domizil verbracht. Traumhaft, ruhige Lage. Das Haus ist mit allem ausgestattet was man braucht. Für einen entspannten Urlaub ideal. Der Vermieter (Luca) ist sehr nett und hilfsbereit und sofort zur Stelle wenn mal was ist. Das Haus und das Grundstück ist groß genug um sich auch mal aus dem Weg zu gehen. Für Hundefreunde ideal, das riesige Grundstück ist komplett eingezäunt. Wir können es jederzeit gerne weiter empfehlen und bedanken uns nochmal recht herzlich für diesen tollen Urlaub.
We (family with 2 children) rented the beautiful Villa Luca for 2 weeks together with a family of friends. Very nice and spacious house, huge kitchen with pizza oven, large gas stove and oven, which we used very often and with pleasure, large grill in the garden, great pool, large garden, parasols on the terrace and by the pool, enough rooms and bathrooms for everyone , We really liked it, Luca and Giorgia are incredibly nice and always helped us immediately, including with a pizza shovel, tips for shopping, new towels after a week. Cushions on the loungers would be one of the few ideas for a little more comfort. We really enjoyed the time in Villa Luca, the great view and the entire holiday (including interesting excursions) and can only recommend the house.
Wir (Familie mit 2 Kindern) haben die wunderschöne Villa Luca für 2 Wochen zusammen mit einer befreundeten Familie gemietet. Sehr schönes und geräumiges Haus, Riesenküche mit Pizzaofen, großem Gasherd und Backofen, die wir sehr oft und gerne benutzt haben, großer Grill im Garten, toller Pool, großer Garten, Sonnenschirme auf der Terrasse und am Pool, genug Zimmer und Bäder für alle Personen, es hat uns super gefallen, Luca und Giorgia sind wahnsinnig nett und haben uns immer sofort geholfen, u.a. mit Pizzaschaufel, Tipps zum Einkaufen, neuen Handtüchern nach einer Woche. Auflagen auf den Liegen wären eine der wenigen Ideen für noch etwas mehr Komfort. Wir haben die Zeit in der Villa Luca, den tollen Ausblick und den gesamten Urlaub (inkl. interessanter Ausflüge) sehr genossen und können das Haus nur empfehlen.
Wonderful house. A house in which the owners have lived is very different from a house designed for tourists. It is furnished with love and complete with every comfort: televisions on each floor, the Jacuzzi, a gym room, two kitchens, one of which is American, 4 bathrooms, the oven for bread or pizzas, the barbecue, the private swimming pool. with attached fridge and music. Frankly, you couldn't ask for more and it was the best holiday home of our life for us. Isolated enough to feel out of the world and, in this period of Covid, also from the Delta variant. but close to civilization (San Marino 15 min. and the sea about an hour) just enough not to arouse the fears of those born in the city. Possibility of beautiful art trips a few kilometers away. Always a little breezy so zero mosquitoes. A great peace, silence and nature. For us a beautiful experience. Luca and Giorgia nice, welcoming and honest. Good people. The choice of Covid free payment is not obvious (see greed of Tuscany) and has certainly counted in the evaluation of the pros and cons. Casa meravigliosa. Una casa in cui i padroni hanno vissuto è ben diversa da una casa pensata per i turisti. E' arredata con amore e completa di ogni comfort: televisori in ogni piano, la Jacuzzi, una stanza palestra, due cucine di cui una all' americana, 4 bagni, il forno per il pane o le pizze, il barbecue , la piscina privata con frigo e musica annessi. Francamente non si poteva chiedere di più ed è stata per noi la casa delle vacanze migliore della nostra vita. Isolata quanto basta per sentirsi fuori dal mondo e, in questo periodo di Covid, anche dalla variante Delta. ma vicino alla civiltà ( San Marino a 15 min. e il mare a circa un'ora) quanto basta per non suscitare le paure di chi è nato in città. Possibilità di belle gite d'arte a pochi chilometri. Sempre un po' ventilato quindi zanzare zero. Una gran pace, silenzio e natura. Per noi una esperienza bellissima. Luca e Giorgia simpatici, accoglienti e onesti. Brave persone. La scelta del pagamento Covid free non è scontata (vedi avidita' della Toscana) ed ha certamente contato nella valutazione dei pro e contro. Mariella Giampietro e Rosa
The property was in pristine and very good condition when I rented it. If we visit this region again, this accommodation will be my first choice.

Sollten wir nochmal in diese Region besuchen, so wird diese Unterkunft meine Erste Wahl sein.
The ideal home for a relaxing holiday (isolated from the urban chaos), well finished and furnished, with all the comforts you are looking for. Friendliness and professionalism of the owners. Hilly panorama until you see the nearby stronghold of San Marino (about 10km). Recommended.

We stayed a week in July, the house is as described in the ad, it has all the comforts you need and has a fantastic location, near San Marino and a step away from the Adriatic coast. The panorama surrounding the house is splendid. Friendly and helpful owners. We highly recommend it.
Abbiamo soggiornato una settimana a luglio, la casa è come descritta nell'annuncio, ha tutti i confort di cui si ha bisogno ed ha una posizione fantastica, vicino San Marino e ad un passo dalla riviera adriatica. Il panorama che circonda l'abitazione è splendido. I proprietari gentili e disponibili. Lo consigliamo vivamente.
We had a great holiday in the wonderful and lovingly furnished villa. The house is perfectly equipped and the garden and pool are well maintained. We really enjoyed the peace and the view. Luca was always friendly and helped quickly when there were questions. We will be back.
Wir hatten einen tollen Urlaub in der wundervollen und liebevoll eingerichteten Villa. Das Haus ist perfekt ausgestattet und der Garten und der Pool sind sehr gepflegt. Wir haben die Ruhe und den Ausblick sehr genossen. Luca war immer freundlich und hat schnell geholfen, wenn es Fragen gab. Wir kommen wieder.
What can I say ... all magnificent! We left a piece of heart in this magnificent villa. Luca is an impeccable host, discreet and present for every need. I thank him very much for his availability and sympathy. The villa is splendid in everything, from the huge orchard / garden to the swimming pool with shower, hi-fi and fridge! While the interior of the house is nothing short of fantastic .... There are very large spaces and the furniture is truly design and attention to detail. The photos make you understand where you're going to stay, but live is even more spectacular. Then the view of San Marino is unique! Thanks Luca ... see you soon. Marianna and family
Che dire.... tutto magnifico! Abbiamo lasciato un pezzo di cuore in questa magnifica villa. Luca è un padrone di casa impeccabile, discreto e comunque presente per ogni necessità. Lo ringrazio molto per la sua disponibilità e simpatia. La villa è splendida in ogni cosa, dal grandissimo frutteto/giardino alla piscina con doccia, hi-fi e frigo! Mentre l'interno della casa è a dir poco fantastico.... Vi sono degli spazi molto ampi e l'arredo è veramente di design e curato nei minimi dettagli. Le foto ti fanno capire bene dove andrai a soggiornare, ma dal vivo è ancora più spettacolare. Poi la vista su San Marino è unica! Grazie Luca... a presto. Marianna e family
SPECTACULAR HOLIDAY! The villa is situated in a fantastic place, it is ideal for those who love peace and tranquility. The view is beautiful and offers beautiful sunsets. We are a family of 4 people consisting of two children and two adults and we stayed for a week. The villa inside is well organized and is very comfortable and functional. It offers a beautiful professional kitchen with even a wood-burning oven, a comfortable Jacuzzi, a sauna and even a small gym beyond the well-appointed bedrooms and four bathrooms. The garden is very large and well cared for and offers a pool corner is a well organized barbecue corner. A small, well-stocked shopping center is a 10-minute drive from the house. The owners Luca and Giorgia are two helpful and friendly people who are very attentive to our needs. We really enjoyed it, I highly recommend it to groups of friends and families. Roberto R.
VACANZA SPETTACOLARE!
La villa è situata in un posto fantastico, è l’ideale per chi ama la pace e la tranquillità. Il panorama è bellissimo e offre dei tramonti stupendi. Siamo una famiglia di 4 persone composta da due bambini e due adulti e abbiamo soggiornato per una settimana.
La villa al suo interno è ben organizzata ed è molto confortevole e funzionale. Offre una bellissima cucina professionale con addirittura un forno a legna, una comoda vasca idromassaggio, una sauna e anche una piccola palestra oltre le camere da letto e i quattro bagni ben arredati. Il giardino è molto grande e ben curato e offre un angolo piscina è un angolo barbecue ben organizzati. A 10 minuti d’auto dalla casa c’è un piccolo centro commerciale ben fornito. I proprietari Luca e Giorgia sono due persone disponibili e cordiali molto attenti alle nostre esigenze.
Siamo stati veramente bene la consiglio vivamente a gruppi di amici e famiglie.

Very beautiful house decorated with taste, with all the necessary equipment for a week of holidays, in a beautiful, quiet with a superb view. We were 3 couples and were very comfortable in this large house and pool very nice. Lots to see in this beautiful area. Lucas very friendly, very responsive to emails or SMS and very accomodating for the arrival and departure times. So we had a good week's holiday. Thank you Lucas for your good mood! Très belle maison décorée avec goût, avec tout l'équipement nécessaire pour une semaine de vacances, dans un cadre magnifique, au calme avec une superbe vue. Nous étions 3 couples et étions très à l'aise dans cette grande maison et sa piscine bien agréable.
Beaucoup de choses à visiter dans cette belle région.
Lucas très sympathique, très réactif aux mails ou SMS et très arrangeant pour les horaires d'arrivée et de départ.
Nous avons donc passé une bonne semaine de vacances.

WONDERFUL!!!!! This year, for a number of reasons, I have chosen a kind of holiday of this kind, remaining totally and completely happy. Luca and his wife give you the opportunity to enjoy a holiday in total relaxation and independence in a place where peace and tranquility reign unconditionally. The villa is beautiful, well cared for, finely furnished and equipped with all comforts (gym, sauna, jacuzzi room, professional firewood oven etc etc). The villa from the top of the hills overlooks the wonderful and gigantic garden where you can relax in the beautiful and secluded pool area or where to cook wonderful barbecues in the BBQ area, all said in total independence surrounded by a tall hedge. WHAT DO YOU WANT MORE ???? To compliment all the sympathy and willingness of Luca, Serio and Honest entrepreneur. ABSOLUTELY IMPERABLE !!!!!

quest'anno per una serie di motivi ho scelto un tipo di vacanza di questo genere, rimanendone assolutamente e pienamente contento.
luca e sua moglie vi danno la possibilità di vivere una vacanza in totale relax ed indipendenza in una location dove regna incondizionata la pace e tranquillità.
la villa è bellissima, curata, finemente arredata e dotata di tutti i confort.( palestra, sauna, idromassaggio in camera, forno a legna cucina professionale ecc ecc).
la villa dall'alto della collinetta domina il meraviglioso e gigantesco giardino dove rilassarsi nella stupenda ed appartata zona piscina o dove cucinare meravigliose grigliate nella zona barbecue, il tutto come già detto in totale indipendenza circondati da un'alta siepe. COSA VOLETE DI PIU????

The house is located in a wonderful place, isolated enough to be quiet and yet a 5 minute drive to the nearest town. Photos do not do full beauty of the place and the house which allowed us to spend a week of wonderful holiday. In the house there are all the comforts described in the ad and the locators are friendly and helpful people. Ideal to relax or for those of us who have children to leave them play quietly on the whole space available, which is really a lot. Surely we will be back.
La casa si trova in posto meraviglioso, abbastanza isolato da stare tranquilli eppure a 5 minuti d'auto al più vicino centro abitato. Le foto non rendono a pieno la bellezza del luogo e della casa che ci ha consentito di passare una settimana di vacanze stupenda. Nella casa ci sono tutti i confort descritti nell'annuncio e i locatori sono persone gentili e disponibili. Ideale sia per rilassarsi sia per chi come noi ha figli per poterli lasciare giocare tranquilli su tutto lo spazio a disposizione, che è veramente tanto. Sicuramente ci torneremo.

Large property, quiet location, close to Borgo Maggiore Fiorentino and converted for the occasion into a holiday residence (with the advantages and disadvantages that this minor); beautiful pool (of exemplary cleanliness) and beautiful garden; beautiful view of the region. Very friendly welcome on site by Luca, the owner. Is reached in 10 minutes from the historic center of San Marino and at ½h San Leo. To visit the other attractions of the region (Urbino, Frasassi, Cesenatico, Fano, etc.), you should always travel the winding road that leads to the coast (count ½ hour ride). Do not, however, the coast a tour goal because it is impossible to access the beaches, all private, an aberration ... Several restaurants serving simple but tasty regional cuisine with excellent value for money (+/- ? 16 Pp), are nearby (10-30 min) of the house; eg Due Archi to Fiorentino (very good pizzas and tagliata). Only the lack of air conditioning (except in one of the 4 bedrooms), occasional nocturnal barking dogs neighbor(yet located a good distance), and the significant presence of horseflies around the pool, we have somewhat annoyed. Overall rating: 4/5; "highly recommendable "; very good price / quality ratio !!!
Vaste propriété, située au calme, à proximité de Fiorentino et de Borgo Maggiore, convertie pour l'occasion en résidence de vacances (avec les avantages et inconvénients mineurs que cela présente); très belle piscine (d'une propreté exemplaire) et, beau jardin; très belle vue sur la région.
Accueil très sympathique sur place par Luca, le propriétaire des lieux.
On accède en 10 minutes du centre historique de San Marino et, à ½h de San Leo.
Pour visiter les autres centres d'intérêt de la région (Urbino, Frasassi, Cesenatico, Fano, etc.), il vous faudra parcourir systématiquement la route en lacets qui mène vers la côte (comptez ½ heure de trajet).
Ne faites toutefois pas de la côte un objectif d'excursion car il est impossible d'accéder aux plages, toutes privées, une aberration …
Plusieurs restaurants proposant une cuisine régionale simple mais gouteuse et présentant un excellent rapport qualité prix (+/- 16 € Pp), sont accessibles à proximité (10 à 30 min) de la maison; p.ex. Due Archi à Fiorentino (très bonnes pizze et tagliata).
Seuls l'absence de clim (hormis dans une seule des 4 chambres), les aboiements nocturnes occasionnels des chiens du voisin (pourtant situés à bonne distance) et, la présence importante de taons autour de la piscine, nous auront quelque peu agacés.
Note globale : 4/5; "hautement recommandable"; très bon rapport qualité/prix !!!

I recommend this villa. We had a wonderful time and even above our expectations. The owners are lovely and very welcoming. The villa is beautiful and superbly equipped. The linen is changed automatically every week (sheets, towels ...) The setting and the view outside is exceptional (especially as an aperitif at the pool!) The pool is essential because it is very hot, even music and fridge are provided by the pool. Again thank you to Mr and Mrs LUCA AMICI for their welcome. Les propriétaires sont charmants et très accueillants.
La villa est magnifique et superbement bien équipée.
Le linge de maison est changé automatiquement toutes les semaines (draps, serviettes...)
Le cadre et la vue extérieure sont exceptionnels (surtout à l'apéro au bord de la piscine ! )
La piscine est indispensable car il fait très chaud, même la musique et le frigo sont prévus près de la piscine.
